Review all neighborhood comparable sales information in order to assist you in arriving at a listing price that will generate the most activity and ensure the best possible price in the least amount of time. An over-priced listing is not to your advantage situation.

Advise you on preparing your home for sale in order to present it in its most favorable light
Help you complete all the required paperwork, including all necessary disclosure documents

Arrange Sunday open houses, brokers’ Tuesday Tours and private showings with interested buyers. As your agent, I will provide feedback and updates on a regular basis

PREPARING YOUR PROPERTY FOR SALE
First impressions are lasting ones. The following suggestions are designed to entice prospective buyers and put the best possible face on your property:
Look at your home from a buyer’s perspective. Try to be objective and honest
Create a spacious, open and inviting feeling in the home
Make sure the front entrance area is immaculate and uncluttered. Again, first impressions count for a lot
Ensure a clean environment, including odor free (remove the source, like litter box, etc) and clutter free rooms
Keep pets out of the house or caged during showings
Give buyers a clean slate. Remove all personal eccentricities like hanging beads, wild posters, the marlin you caught in the Caribbean, etc.
Organize and clean out closets. A neat and well-ordered closet shows that space is ample
Have the yard, grass and shrubs trimmed and manicured
Add color to your yard by planting flowers or flowering shrubs in flower beds or pots and get rid of dead or dying plants
Be sure that the roof and gutters are clean and free of obstructions like leaves and pine needles, and are in good physical shape
Clean out the garage of everything but cars. If yours has become a two-car attic, throw out or donate the excess
